The Farmhouse

The house was built using this house plan as a guide.

Lot size: 40 x 30
Cost furnished: 83,829
Cost unfurnished: 81,993
This house was built in Sunset Valley at 15 Maywood Lane (I demolished the empty house that was there).  Landscaping reflects Sunset Valley.
Expansions: University (door and wall); Into the Future (plant); Generations (fence and window)







The upstairs has three bedrooms, one full bathroom and a large room that could have multiple uses.


The downstairs has the master bedroom and bath with a walk-in closet, living room which is open to the kitchen, a study, formal dining room, powder room, laundry room, utility closet and a two bay garage.

I like the looks of it, it should be fun to turn it into a home for a sims family that is moving out of their starter home.

Mediterranean Mansion (Commissioned by AllTImeAshton)

Expansions/Stuff Packs: Ambitions, Pets, Supernatural

This mansion certainly presented a challenge but I'm fairly please with how it turned out.  The 'client' also requested a basement which is accessed through what appears to be a garden shed on one side of the house.  I'm particularly please with how the rear terrace came out.  I did not landscape with any trees as the client was unsure which world it would go.






NOTE: The client didn't have an expansion which provided a hot tub.  However, there's ample room to place one in the corner of the terrace next to the pool.


NOTE: I took a few liberties with the upstairs bedroom floor plans as I felt they came out rather small.

Thank you! <blush>  I must admit that I'm really enjoying building these plans for other people.  Now that I've removed the element that burned me out, I'm finding it so much fun and so challenging!  It's making me try things and research things that I haven't done much of before.  When building for myself, I would sometimes bypass a plan because I saw something that would be difficult.  Now I can't bypass those thing and it's pushing me to find the solutions.  I'm having fun and learning a lot as well.

Ok all you horse lovers, here's one for you.

Bridge House (Commissioned by keepflying42)

This build will offer two versions.  The build was completed in Appaloosa Plains at 1007 Pomona Promenade.

Version 1 - Bridge House (Lite)

Lot size: 64 x 64
Bedrooms: 3
Bathrooms: 2.5
Cost Furnished: 117,264
Cost Unfurnished: 111,108
Expansions: Ambitions (privacy window and hampers); Late Night (floor tile and sink); Pets (multiple items); Seasons (door)







This is inside the barn.  There are 3 stalls and all three can accommodate a sleeping mare and foal.  There's also a hay loft (idea: you could replace a hay bale with the costume chest and make a really fun place for a child to play).


The kitchen:




The two bedrooms on the left side of the house share a Jack and Jill bathroom.  The master bedroom on the right has a walk-in closet.  The original plan had a lot more doors leading off all the bedrooms to the exterior as well as doors in the dining area and office.  I nixed those.  First, I consider it a security risk to have that many entrances to the house, especially if you'll have children in the bedrooms.  Second, the dining room door on the plans would cause problems placing the dining room table due to spacing required for the door.  IDEA: You could remove the north and south wall of the Screened Porch (which is a sun room in the Lite version) and create a large outdoor entertainment area.  One other change I made from the original floor plan is I removed the storage closet on the left of the plan and reduced the size of the utility room by one tile.  This created a very nice study/play area.

Version 2 - Bridge House (Full Fat)

Lot size: 64 x 64
Cost Furnished: 117,201
Cost Unfurnished: 111,009
Expansions: Same as listed above
EA Store Items: Dragon Valley World, Now & Then Century Manor

The living room in the Full Fat version features exposed roof trusses.  In the Lite version the roof is covered.


The Screened Porch really is screened!  In the Lite version, standard windows and a door are used for a Sun Room.

That's Beautiful Dellena!  Brilliant idea for the roof rafters!  Where are they from?  When I look at pictures for inspiration I always love the look of an exposed rafter, but I have never thought of doing that.  I just always assumed it couldn't be done. 

By the way, as a builder myself, I think this is a great idea to produce unfurnished shells.  I love working from real floor plans too.  And when I normally see requests or do builds it is a lot of work to produce an entirely finished build from start to finish.  I've been following your building shells over the past couple of days and I admire your work.  I especially love the latest one you just posted, as well as, the Mediterranean Mansion.  I think those are my favorites of these unfurnished shells!

Thanks to WickedSimmer87 and Arefa :)  Always nice to hear feedback.

The trusses/rafters are from Dragon Valley (one of the main reasons I got that world).  They use them on exteriors and they're located in the Decor > Roof Decorations catalogue.  It means that for the roof where you use them, you have to use the default roof slope which fits perfectly.

A tip on placing them.  If you want a look like here over the garage:



You'll need to build two roof sections.  One that stops at the edge of the building to complete the wall, and then another that extends past that one by one or two tiles (your preference).  Then delete the roof walls on the front of the second roof piece so that the roof is exposed to the first roof.  Then you can place the rafter roof decor and get that look.  I hope that made sense.  Keep in mind that the rafter is 6 tiles wide.

Excellent, thanks for the tip!  That makes perfect sense.  I have Dragon Valley, but have yet to install it .  However, that gives me a reason to actually take it out of the box and install it into my game.  I'll have to definitely try that out :)

The kitchen on this build is pretty large.  If you have a lot of the kitchen store appliances like the bakers over, the japanese grill, etc., there's plenty of room to add them.  Just remove some of the cabinets.

I like the layout and downloaded it.  I will make a few changes as I always turn a garage into a bedroom or a nursery depending on location.  Sometimes make a kitchen bigger, depending on it size and the lot size.

@Janna  I personally use the garages now for my vehicles.  I had a property, not that long ago, without a garage.  A burglar showed up one night, never entered the house (which would have set off the alarm) but walked over and stole one of the cars and then left.  I was so mad! LOL  So now, garages. :D

I will say that this house was quite a challenge and that I will likely not take on any future commission of a house plan with a 45 degree angle.  Sims 3 doesn't do well with angled walls. :)  But I got this one done.









To accommodate the stairwell in the angled part of the house, I had to relocate the laundry room to between the kitchen and the dining room.  The client also requested access to a basement which has been provided.
