@Janna  I personally use the garages now for my vehicles.  I had a property, not that long ago, without a garage.  A burglar showed up one night, never entered the house (which would have set off the alarm) but walked over and stole one of the cars and then left.  I was so mad! LOL  So now, garages. :D

Blue Ridge Craftsman (Commissioned by Axiom)

Lot size: 60 x 60
Bedrooms: 5
Bathrooms: 5.5
Cost Furnished: 213,515
Cost Unfurnished: 164,196
Expansions/Stuff: Ambitions (windows and floor tile), Pets (counters and light), Supernatural (door)

Source:  Craftsman House Plan 132-182

I will say that this house was quite a challenge and that I will likely not take on any future commission of a house plan with a 45 degree angle.  Sims 3 doesn't do well with angled walls. :)  But I got this one done.

To accommodate the stairwell in the angled part of the house, I had to relocate the laundry room to between the kitchen and the dining room.  The client also requested access to a basement which has been provided.

Great build Dellena :)

You just forgot to put what packs/store content that is required for using this lot.

Thanks for reminding me :)  The angles on this house fried my brain a bit. ;)

Old American Farmhouse Stable (Commissioned by tamberleigh)

Source: House Plan #485-1
Lot size: 64 x 64
Bedrooms: 4
Bathrooms: 4.5
Cost furnished: 142,873
Cost unfurnished: 131,738
Expansions/Stuff Packs: University, Late Night, Pets, High End Loft, Town Life

This traditional farmhouse was inspired by the simple classical composition of the old American farmhouse, with the Folk Victorian embellishments common to rural homes of the late 19th century. Combining the practical functionality of the American farmhouse with the relaxed open layout of the contemporary home, this home balances tradition with an easy indoor/outdoor flow, windows that maximize views, and a layout that both encourages community and provides privacy. This home gives your family the room they need to grow and the space and tranquility you need to live the good life.  There is access to attic space, a generous pool, a basement below the garage with room for gaming and an exercise room.  The stable will comfortably accommodate five horses and includes a hayloft, tackroom and toilet.

This is an augmentation of my original Old American Farmhouse to include a stable on a 64 x 64 lot.

[NOTE: I made a separate paddock for Mares and Foals to be kept together.  This is the smaller of the three paddocks.  Foals can easily run too far away from their mother in big paddocks and they get a negative moodlet if they're too far away from mom.

You can refer to the original Old American Farmhouse (slightly further up in this thread) for the layout of the house.

Had a request from someone for just the shell of the French Country Villa.

Lot size: 40 x 40
Bedrooms: 3
Bathrooms: 3.5 (the small square room downstairs behind the stairs is the guest toilet/powder room; the small square room upstairs is the laundry room)
Expansions: Ambitions

I'm not in game so I can't tell you the costs at the moment.  I'll update that later.

Enjoy!

I can't remember the price of the shell, but once I was finished decorating it, it costed about $66,000 with top-notch kitchen and bathroom appliances. I'm going to take a guess that the shell costs about $50,000, although a voice in my head is telling me it cost $46,000.

Euro-Med Mansion (Commissioned by Axiom)

Source:  House Plan 119-174

Lot size: 60 x 60
Bedrooms: 4
Bathrooms: 4.5
Cost Furnished: (I forgot to check before shutting down my game - will fill in later)
Cost Unfurnished: (See above)
Expansions/Stuff Packs:  WA (stairs, outdoor light), Amb (hamper, washing machine, dryer), Gen (bath decor), SN (windows, fireplace, curtains), Master Suite (all bath fixtures), Outdoor Living (hot tub)
Store Content: Monte Vista (door, arch, trees)

This house has, in essence, two Master Suites.  Might be nice for a family with grandparents still living with them.  At Axiom's request, I added a basement.  The large upstairs walk-in closet for the front bedroom I've change so it's an independent room.  It might serve well as an exercise room or a playroom.  Axiom wanted this for Monte Vista, so the exterior decorating reflects that EA World.
